On June 26, 2007, the Pittsfield Charter Township Board of Trustees adopted Ordinance No. 273, being the Property Maintenance Code of Pittsfield Charter Township. The Ordinance adopts the 2006 International Property Maintenance Code with amendments and revises the current Property Inspection Ordinance.
The Ordinance has added single and two family rental units to the structures that require a biennial Property Maintenance Rental Housing Inspection. Each unit must be inspected and approved in order to receive a Certificate of Compliance. The Ordinance requires all structures to be registered with the Township except single- family, owner-occupied dwellings. Receipt of the completed registration form, along with the associated fee by the Department of Building Safety will allow for the temporary occupancy of the dwelling unit, until an inspection can be completed.
Certificate of Compliance for residential structures shall expire two years after the date they are issued. Certificates of Compliance for nonresidential structures shall terminate upon a change of occupancy or use and shall be reissued after an inspection indicates compliance with this Article. The Building Safety Official may revoke a Certificate of Compliance if an inspection reveals violations of this Article.
The
requirement to register takes effect on September 1, 2007. The registration
fee for rental housing is $50 if received prior to January 1, 2008, and $150
any time after January 1, 2008. The registration form, identified as the
“Property Registration Form”, is available at the Department of Building
Safety, which is located in the Pittsfield Township Administration Building
or on the Township’s website (pittsfieldtwp.org)
The lease holder may file a request for inspection , under the Property Maintenance Ordinance. The tenant must complete and inspection Request Form and pay the required fee of twenty dollars prior to the inspection being scheduled.
